Although earnest money isn’t the most well-known aspect of a house purchase, it is undoubtedly crucial. The aptly called “good faith” payment is a reminder that the real estate market is not immune to mistakes or malice. More significantly, it establishes a relative system of checks and balances to ensure that buyers and sellers keep their promises. A good faith deposit, however small, has significant ramifications, which prompts the question: What is earnest money? Better still, how can homebuyers protect their financial interests by navigating their earnest money deposits?

Earnest Money

Earnest money is a deposit provided on behalf of potential homebuyers to demonstrate their commitment to completing the transaction. Both Iftikhar and Ismail agree that the proposal of CDA for new roadways prioritizes private-car owners above the general public, effectively making Islamabad a private-car-only city.

Ismail told the EL news to spend too much money on highways to connect private car users to metropolitan centers as a country. Even while no one is to blame for the development pattern of Islamabad, the urban planner says it would be preferable to look at what has worked in other developing countries like Mexico, India, and Bangladesh. Transit-oriented development is what these countries are relying on for their survival.

The transit-oriented development plan focuses on constructing housing and commercial alternatives near public mass-transit networks and initiating transit nodes from densely populated regions to connect people to service areas, markets, hospitals, and parks. Ismail believes that by doing so, he will be able to combat the growing asphalt surfaces of the city while still preserving Islamabad’s green places.

In addition, Pakistan conducted cross-border trade with Nepal, Sri Lanka, Bhutan, Bangladesh, and the Maldives, all far away. On the other hand, imports from countries climbed by 35.78% to $13.827 billion in Fiscal Year 2021, up from $10.183 billion the year before. Exports to the Maldives dropped 28.6% to $6.052 million from $8.478 million the previous year. However, imports climbed by 384% this year to $0.092 million, up from $0.019 million the year before.

Bhutan imports Pakistani goods.

Pakistan exports $0.155 million to Bhutan in FY21, up from $0.094 million the previous year. In FY21, Bhutanese imports totaled $0.075 million, down from $0.097 million the year before.

LHC asks AGP for assistance in determining Ravi Urban Development Authority

The Punjab Advocate General was served with a notice by the Lahore High Court on Thursday, demanding his assistance in defining the Ravi Urban Development Authority (RUDA). Justice Shahid Karim, hearing a case challenging the validity of the RUDA Act 2020, ruled that the authority’s property acquisition looked to lack any element of public welfare.

 

The petitioner, a private developer, was represented by Advocate Waqar A. Sheikh of the LHC, who argued that the impugned Act was irrational and violated the Local Government Act 2019 and Article 140-A of the Constitution. He further stated that the challenged law was incompatible with the Lahore Development Authority Act of 1975. According to the lawyer, the Ravi Urban Development Authority came into existence to take land from farmers and other landowners. He pointed out that the Ravi Urban Development Authority was established with bank loans to acquire land rather than monies intended for public use. The Ravi Urban Development Authority was established not for the river Ravi but rather as a competing government agency to favor developers affiliated to Pakistan’s ruling Tehreek-i-Insaf.

 

He said that the challenged Act’s principal goal was to grab land through the state for a few developers’ profit. He asked the court to declare Ruda’s establishment illegal and to nullify all of the company’s earlier notices. Justice Karim has given the AGP till the second week of September to respond to his notice. RUDA’s land acquisition for the Ravi Riverfront Urban Development Project had been delayed by the LHC un-resolve the completion of an environmental impact assessment. Several petitioners had raised concerns about Ravi Urban Development Authority’s approach and mode of land acquisition for the project.

Following allegations of corruption, the province government rerouted the road and decided to construct it under the Public Sector Development Program (PSDP) rather than the planned Public-Private Partnership (PPP). The Planning and Development Board opposed the PC-I, claiming that building should come first because the provincial government will pay the PSDP money. Under the PPP model, the government and private sector will split project costs. According to a top administration source, the Punjab Chief Minister PPP Authority already approved the project.

 

He stated that he would hand over the project to the Lahore Ring Road Authority to complete. The provincial government, on the other hand, decided against it. However, they suspended the project after Prime Minister Imran Khan learned of alleged changes to the Rawalpindi Ring Road project’s layout. These changes not only increased the project’s cost by PKR 25 billion, but they also helped several private housing societies. Meanwhile, the Anti-Corruption Establishment has opened an investigation into allegations of corruption and arrested former commissioner Capt. Mohammad Mahmoud. The government intended to start the project on a new alignment, according to a local administration official. The previous PML-N government worked on the Ring Road alignment from Chani Sher Alam near Rawat to Thalian. He said that the Chinese bank Asian Infrastructure Investment Bank was willing to finance the Punjab government $400 million to build the road. However, he did remark that after extending the Ring Road alignment from Thalian to Sangjani, the PTI administration decided to make the road a public-private partnership (PPP) and created economic zones around the Ring Road to generate revenue.
