Today, Prime Minister Imran Khan will open the world’s largest Miyawaki urban forest in Lahore

Islamabad: On Monday (today), Prime Minister Imran Khan will open the world’s largest Miyawaki urban forest in Lahore as part of the 10 Billion Tree Tsunami project.

Due to the unique Miyawaki technique, the forest has been produced over 100 Kanals with 165,000 plants that will grow ten times faster than a conventional forest. To create fast-growing urban forests, it employs specialized land preparation and indigenous types with variable growth rates.

Another 53 Miyawaki kinds of wood are being planted in various sections of Lahore to build carbon sinks and improve pollution reduction in the city. All of them have been geo-tagged so that they can track their growth and development.

“Prime Minister Imran Khan is attempting to resurrect Lahore as the city of gardens it once was,” according to a news. The ongoing monsoon plantation operation, which is the largest ever, is planting almost 500 million trees.

Prime Minister Khan praised Shibli Faraz, Minister of Science and Technology, and his staff for developing electronic voting equipment in Pakistan (EVMs).

“Looks like finally, we will have elections in Pakistan where all contestants will accept the results,” the prime minister wrote on Twitter, referring to his recent inspection of locally-manufactured EVM. Meanwhile, the government claimed on Sunday that it had contained the Covid-19 pandemic thanks to its brilliant strategy “that not only protected people from the fatal infection but also prevented the spread of the disease.”

It will be the world’s largest Miyawaki urban forest. Green plants are critical to the human environment and the long-term viability and health of environmental systems. It is one of the splendid initiatives taken so far for the betterment of the territory of Lahore.

President Dr. Arif Alvi and Prime Minister Imran Khan praised the National Command and Operation Centre’s (NCOC) “excellent and committed efforts” in designing a successful strategy to stem the spread of the deadly virus.

Lahore, once a Green City, is now a Concrete City.

Housing plans have become a need as Lahore’s population grows by the day. However, these large-scale development plans decrease the quantity of area that may use for tree planting. Land developers often use the gap because there is no regulation prohibiting the conversion of prime agricultural areas for housing or commercial purposes. It is important to remember that when unplanned housing plans are built, the expense of constructing roads and other infrastructure is once again borne by the government.

Prime Minister Imran Khan’s intention to open the world’s largest Miyawaki urban forest in Lahore is fantastic. It will aid in the improvement of weather and climate conditions and benefit our health and well-being.

According to the RDA chief, they rendered the Ring Road project to the Lahore administration in 2020

According to the RDA’s chief, they rendered the Ring Road project to the Lahore administration in 2020

Rawalpindi: Tariq Mehmood Murtaza, Chairman of the Rawalpindi Development Authority (RDA), claimed that the municipal body had no involvement in the Rawalpindi Ring Road project; they rendered the Ring Road project to the Lahore administration in 2020.

However, he did say that RDA was working on the Leh Nullah Expressway and Flood Channel Project and that the Punjab government had set up Rs30.2 billion in the Annual Development Programme for land acquisition for the Lehman Nullah Project (ADP).

He stated that he would build a highway to give tourists an alternate route from Rawalpindi to Murree and reach new tourist attractions. The road will run through four tehsils in Rawalpindi at the same time.

He told the news conference that development on the project would begin shortly and help the region’s tourism.

A new approval method for private housing societies and building plans has been established:

  • Maps and layout plans will be approved in 30 days.
  • They will support the land-use changes in 45 days.
  • Housing schemes will be approved in 75 days.

He claims that more than 1,600 residential and multi-story building maps have been approved this year, a new high. As a result, income has climbed to Rs1 billion in the last three years.

RDA collected Rs559 million in revenue in 2020-21, compared to a target of Rs295 million. According to him, the recruiting process is being carried out by the Punjab Public Service Commission since the Punjab government believes in merit. “Eleven officials will be appointed very shortly, including four sub engineers and one assistant,” he stated.

He stated that since July 2018, the RDA had taken indiscriminate action against all dynamic schemes, registering 307 legal notices, 91 challans, and 112 first information reports (FIRs). In addition, RDA has sealed 135 schemes’ offices, 61 schemes’ gates, and 61 schemes’ billboards.

On occasion, he stated that the RDA had begun digitalization in line with Prime Minister Imran Khan’s aim of digitizing Pakistan. In RDA, a One-Stop Operation Center with contemporary facilities has been established.

“Digital maps of residential and commercial properties are received and approved in less than 30 days. In addition, the State Management Directorate of the RDA’s documents have been digitized, and work on process automation for public convenience has begun in the next phase,” he stated.

In terms of RDA projects, he said the two-lane Qadeer Khan Road from Missile Chowk to Falcon Complex (1.75 km) was completed under the ADP program for Rs223.6 million. The original Airport Road Flying Club was rehabilitated and expanded to Koral Chowk (3.45 km) for Rs443 million. At the cost of Rs14.5 million, completed a feasibility study for Katcheri Chowk and Defense Chowk.

He stated that repair and expansion work from Dry Port Road to Airport Road to the Prime Minister’s New Pakistan Housing Scheme is now underway for Rs443.1 million. The anticipated cost of pedestrian bridges on the old Airport Road under ADP is Rs109.9 million, and development on the project is now underway.

He stated the projected cost of land acquisition for Leh Nullah is Rs30,250 million, the estimated cost of renovating Katcheri Chowk is Rs3,630 million, and the estimated cost of reconstructing Defense Chowk is Rs2,200 million when asked about ADP’s proposed initiatives.

According to the RDA chairman, Wasa has completed the cleaning of Leh Nullah well ahead of the monsoon season. The twin towns received record rainfall, and the Leh Nullah was raised to 21 feet at Katarian Bridge and 17 feet at Gawalmandi Bridge, yet the city did not flood. With a subsidy of Rs30 million from the Punjab government, finished the work on Leh Nullah’s cleanliness in June.

The Sahukat Khanum Flyover would be completed soon

The Sahukat Khanum Flyover would be completed soon

The Lahore Development Authority (LDA) has stated that the Sahukat Khanum Flyover would be completed soon by August 25th, despite significant cost increases and delays. However, officials working on the project believe that the new deadline is unattainable because the government owes the project contractor about Rs300 million.

LDA Director General Amna Imran Khan paid a visit to the Shaukat Khanum Flyover construction site to assess the progress and quality of the project. She told the person in charge to speed up the construction process and flyover would be completed soon.

According to LDA Chief Engineer Mazhar Hussain Khan, the project is being finished at the cost of Rs903 million, with the enlargement of Khayaban-e-Jinnah from Shaukat Khanum Chowk to Raiwind Road costing Rs460 million. Over 90% of the flyover’s development work has already been done, he said. Hussain further claimed that they had expanded the project’s labor force to finish by August 25.

In December of last year, the LDA’s governing council received administrative approval for the project, expected to cost Rs947.31 million. On Khayaban-e-Jinnah, u-turns will be remodelled, building four pedestrian bridges on Johar Town Main Boulevard. The project, however, was initially postponed due to a shortage of funding and then again due to mismanagement and general elections.

They initially estimated the cost of rebuilding Khayaban-e-Jinnah to be around Rs220 million, but it has now risen to Rs460 million according to revised estimates.

On March 22, the contractors began construction of the Shaukat Khanum Flyover. Later that month, the authority broadened the project’s scope and granted another contract to Sarwar and Company for the renovation of Khayaban-e Firdousi and Khayaban-e-Jinnah.

The LDA had planned to make this a signal-free corridor. Still, recent rumours say that city developer and project consultant National Engineering Services Pakistan (NESPAK) intends to put a traffic signal beneath the flyover. Locals have expressed their displeasure with this. It is pointless to spend millions of rupees on a flyover and road reconstruction if the city’s traffic managers fail to remove the signal from Shaukat Khanum Chowk.

According to a project official, those expecting the flyover to open on August 25 were living in a dream. Out of a total of Rs809 million, the authorities had paid only Rs200 million to the project contractor.  The Election Commission of Pakistan (ECP) has blocked all development money before elections; most cheques are still stranded with the provincial treasury department.

The contractor has delegated some labor to the project because it is nearing completion, he said. Due to nonpayment, however, the project has been halted.

The government had previously put pressure on the contractor to finish the renovation by May 15. However, after expanding the project’s scope, the deadline was pushed back to the end of July. The authority is attempting that the construction of flyover would be completed soon by August 25, which some officials say is still unrealistic. However, residents in the neighborhood suffer significantly due to traffic congestion and pollution in Johar Town and the surrounding areas.

4 Efficient Strategies For Real Estate Business Model 2021

Real Estate Business Model For 2021

Real Estate Business Model

Real estate business model is a need of time to perform well in market. Real estate can be a great way to build wealth and diversify your investment portfolio. Still, it’s not a one-size-fits-all situation when it comes to purchasing and managing investment properties. In real estate, taking notes from people who have succeeded is a terrific method to establish a real estate investment plan that works for you. Then you may create a real estate business model tailored to your needs and includes a strategy for profitably purchasing, managing, and disposing of real estate. Again, we can learn from some of the biggest residential REITs and other successful real estate investors.

Purchasing Real Estate

When it comes to real estate, one of the most common phrases you’ll hear is “location, location, location.” Because the location of your home is the one item you won’t be able to change immediately, it’s worth the time and effort to choose wisely. Because every local market is distinct, you’ll need to do some homework, and each investor’s preferred location will be different. Even investors in the same city may have other target areas depending on the amount of money they have to invest or the goals they want to achieve.

There are numerous aspects to consider when selecting target areas for your real estate development business model. For example, consider job development in the neighborhood and closeness to essential landmarks, public transportation, and shopping/entertainment areas.

As a general guideline, you’ll want to buy properties in places where rental demand expands faster than supply. Many metropolitan markets fall into this category, although they are likely to be examples of this throughout the United States. Reside near a large university where the student population is outpacing the number of available housing units and plan to manage the property yourself. It could be a great spot to invest in rental property.

Real-Estate Management

Your investment properties would never be vacant, you would never have to evict a renter, and nothing would ever break in a perfect world. Having a solid landlord insurance policy will assist almost all types of real estate business models, whether you expect to hold your rentals rather than flip them. If you plan to own several homes, an umbrella insurance policy may be an excellent option to protect your assets if a renter decides to sue you.

It’s critical to budget for unexpected costs across the board. Whether you’re targeting low-income multifamily housing or low-income single-family houses, there will surely be more enormous rehab expenditures than anticipated, as well as large-ticket maintenance items that arise a few years down the road. Plan to set aside 10% of your rent to cover maintenance costs as a general rule. Depending on the property’s age, this should increase. Additionally, a vacancy reserve of 5-10% should be there. In that manner, even if the property is vacant for a few months between tenants, you’ll be able to cover your costs.

The next stage is to find a tenant if you’ve chosen property and opted to keep it rather than flip it. In addition to a credit check, other significant elements to examine (and verify) for many real estate investors might include stable work, more than enough income to cover the rent, and an excellent rental history. Everyone, however, requires a place to live, and this is where each person’s real estate investing strategy begins to differ. For example, you may opt to concentrate on high-turnover rentals or long-term stable rentals, both of which can be profitable. As you start your real estate career, keep in mind that one person may tailor one person’s wise counsel to a specific niche or intended outcome, which may or may not apply to your objectives or strategy.

Real-Estate Disposition

“Buy, repair, rent, refinance, repeat,” or BRRR is an excellent real estate investing method. You may get a house for less than market value, undertake some rehab work, and rent it out with a cheap mortgage and minimal capital invested by purchasing properties with solid structural integrity but some cosmetic flaws. You may quickly and easily increase the appeal of the property by undertaking some simple renovations. It might make it a simple property to rent out with minimal out-of-pocket expenses.

On the other side, you might buy a house to rehabilitate it and then sell it when it is perfect, which could be immediately away or a few years later. For example, let’s say you paid $100,000 for a home five years ago with a 25% ($25,000) down payment, and the property is now worth $150,000, indicating you could sell it for $75,000 or more. Rather than continuing to receive rental income, you may sell the property and use the proceeds to put down a deposit on two or three additional properties. Leading REITs employ this as part of their value-creation strategy, which has shown to be quite successful.

Influence your Financing Strategy

The credit ratings of many successful REITs are investment-grade, and many individual real estate investors rely on outstanding personal credit to succeed. Many investment properties don’t usually cash flow (profit) more than a few hundred dollars per month when they’re first purchased. If you plan to keep the property for a more extended period, this can mean the difference between a steady monthly profit and just breaking even. Based on current rates, the difference between a 620 credit score and an 800 credit score on a $100,000 mortgage is a $95 difference in mortgage payments.

Conclusion

The ideal real estate business plan works for you and meets your financial objectives or provides a profit. However, it means that the strategy you choose depending on your goals, income, time, age, risk tolerance, knowledge base, location, and contacts will almost certainly differ significantly from that of the following real estate investor. To summarize, don’t think you have to follow a set of instructions. Instead, find the real estate investment model that works best for you when starting real estate investing.
