Features of the Bahria Enclave

The following are some of the most notable features of society:

  •  Restaurants
  • Zoos and Parks
  • Cine Gold Plex Cinema
  • Commercial Areas
  • School and Hospital of International Standards
  • Great Jamiah Masjid
  • Roads with a width of 100 feet, landscaped with Green Belts and Footpaths
  • Complete Underground provision of electricity, gas, water, and telephone in a gated community.

Details on the Bahria Enclave Project

Phase 1 and Phase 2 of Bahria Enclave Islamabad are the two phases. Phase 1 spans roughly 836 Kanal and includes over 600 residential plots, while Phase 2 spans 1180 Kanal and includes 400 residential properties.

There are 15 different sectors in the society, each with its sub-sectors, from A to P. Residential plots of 5, 8, 10 Marla, 1 Kanal, and 2 Kanal and commercial plots of 4, 5, 8 Marla are available in all sectors.

11 Marla Villas are also under construction in the housing venture and will be available for purchase soon. The management has taken the initiative to build a model villa to demonstrate the project’s true potential. This model house is open to the public so that visitors can visualize themselves living in the area.

Bahria Enclave Islamabad master Plan

Let’s take a closer look at this society in the sections below:

Block A

Due to its development, Block A is the most expensive block in the community. It is located at the entrance to Bahria Enclave Islamabad and contains a mix of residential and commercial plots. The occupants of the building have access to modern civic and commercial amenities. The work on Cube is still ongoing. A luxury apartment building is also under construction in the project, and the owners will be able to take possession of their apartments in eight months.

Con: The land in block A, on the other hand, is in a state of depression and requires an extensive filling, which will raise the cost of construction on these plots.

Block B

Sector B is fully developed and equipped with all amenities. The proprietors of this block receive possession. The only disadvantage to investing in this block is that a few 8, 10, and 1 Kanal plots are below road level, rising construction costs.

Block C

Sector C includes the block’s Extension C-Kanal. The following are the details of this area’s sector:

Extension C-Kanal

C-1

This block’s development work is nearly complete, with 90% of the work completed, and plots are available with possession.

C-1 Extension

Approximately 80% of the development work in this area is complete, with the remaining work rushing. The proprietors of this block receive possession.

C-2

The block’s development status is about 70%, and only a few plots are available for possession.

C-3

This block has completed 60% of the development work.

Sector E

Located next to Bahria Enclave Sector A, Sector E is a fully developed sector with plot owners receiving possession. Even though the sector provides modern amenities and high-quality development work, it has been unable to attract many investors due to the plots’ location. The majority of properties offered in this sector are below ground level, which is unpleasant and unsuitable as an investment.

Sectors F and F-1

The F and F-1 sectors are located on top of a hill at a distance and provide an eloquent environment. The views surrounding these sectors are entirely enthralling, and they will make for a lovely residential area. The development speed for the commercial plots in the F block is rather slow to the rocky terrain. The percentage of growth and possession is close to 90%. Because the properties in Sector F-1 are lower than ground level, the prices are lower, but 60% have been completed and delivered.

Sector G

The G sector is nearly complete; the land is level and requires no filling. 5 Marla and 8 Marla plots are entirely designed and delivered to their owners.

Commercial plots are also available in Sector G, which represents a fantastic investment opportunity.

Sector H

Sector H is a developed and delivered sector, with a significant increase in investment in commercial plots.

Sector I

In Bahria Enclave is experiencing depression and needs to be filled.

Sector J

The J block is in high demand because of its excellent location in society, enticing buyers to invest in the area. 8 Marla plots are still under construction, while 10 Marla plots are ready.

Sector K

The cost of plots in this sector is higher than in society. Even though the property is ready, possession of 10 Marla plots is pending.

Sector L is still under construction, and plots in this sector are not available for immediate ownership.

Sector M

Due to the existence of Bahria Town City Center, the M sector is the most appealing. Because the city center is society’s primary commercial project, demand is much higher in this area.

Sector N

The most beautiful scenery and vistas are in Sector N. It Is constructed on firm, fertile ground and needs no extra filling. The sector’s 5 Marla plots are practically complete, and half of the schemes have taken possession. 8 Marla plots are available with control and are 40% developed. In this sector, 10 Marla plots are the least developed. Area O is a non-developed sector in the Bahria Enclave Islamabad.

Sector P

Only 20% of development activities have occurred in Sector P,

Current State of Development

Even though we have studied the development state of various areas of society in-depth, let us now discuss the community’s overall performance:

The development of the Bahria Enclave is currently underway.

  •  70% of the earthwork is complete.
  • Thirty percent of the services and utilities are complete.
  • The sewerage system is almost finished, with a quarter of it completed.
  • For the time being, new bookings are closed, but resale plots are still available.

According to the most recent project updates, Bahria Enclave Islamabad would be the 6th region in Pakistan to receive Fiber Optics. PTCL has agreed to install fiber optic connections in Bahria Enclave within three months to give high-speed internet to the population. PTCL will also provide telephone lines, Smart TVs, and VOIP services.

Bahria Enclave Prices

The following are the property prices in the society:

  Bahria Enclave Islamabad Payment Plans

Price comparison

The costs in Bahria Enclave Islamabad are comparable to those in Park View City Islamabad, directly across the street from this project. Taj Residencia is also a project of the Sardar Group, which is also the developer of Centaurus Mall and B-17 Multi-Gardens, a CDA housing society. These housing enterprises’ prices are nearly identical to the prices offered in this scheme, with only a tiny variance.

The costs are greater than those of low-income housing societies in Islamabad, such as Blue World City and Qurtaba City. Still, they are j given the location, modern amenities, and development that the society provides.

It may appear more expensive than most housing societies in the region, but it is still less than Eighteen Islamabad’s land prices. This society’s development quality is far superior to other housing developments in Islamabad, and it is well worth the money.

Pros & Cons

Commercial Real Estate Niches Booming in 2021

Commercial Real Estate Niches Booming in 2021

Commercial Real Estate Niches Booming in 2021

Even in the face of economic chaos brought on by the COVID-19 epidemic, the housing industry has been one of the most persistent industries. True, the unprecedented crisis has had a significant impact on home purchases in the first half of last year. In fact, sales have plummeted, leaving brokers and homeowners with no alternative but to relist properties at lower prices. While the slump may appear frightening, the real estate market continues to grow steadily, primarily due to the underlying belief that there is always a demand for commercial and residential space. Investing in real estate may be a lucrative endeavor. You ought to check at specialized marketplaces to get the best deal. As you contemplate your commercial real estate investment options, keep these rising markets in mind.

Life Sciences

Health concerns became an essential worry for many people as a result of the pandemic. The life sciences industry generated up to $285 billion in global agreements in 2020. Scientists have shifted their focus to investigating COVID-19 and developing vaccinations. Demand for buildings utilized for science & research is at an all high. The need for new development will continue to grow as new health issues emerge. Research has also become more accessible thanks to advancements in technology. Another good argument to invest in life science facilities is that they are recession-proof. Unlike other occupations, many scientists are unable to work from home. They require access to specific laboratory equipment. Researchers also have a tendency to remain in the rented location for more extended periods. Moving places may be too inconvenient or expensive. Thus commercial space in the biosciences area is in great demand.

Warehouses

COVID-19 aided in the growth of the online buying trend. Americans had spent $79.7 billion digitally in 2020. This forced many firms to relocate their items online when retail outlets closed. Warehouses have become a convenient storage alternative. As a result of the epidemic, several merchants are considering storing a backup supply of supplies. Warehouses aid in the storage of surplus goods. The backs of several larger firms’ storefronts are being converted into warehouses. They will be able to ship things to their customers more quickly as a result of this.

Self-Storage

As more people work from home, their living spaces may become more crowded. They must think about putting some of their personal belongings in storage. This can aid in the creation of workplace space. In addition, the growing popularity of remote work has prompted more people to contemplate relocating. Personal storage units allow people to store their belongings while traveling between homes. When it concerns self-storage prospects in real estate, there are a few things to think about:

  • NOI (net operating income)
  • Occupancy
  • Cap rates
  • Location and demographics

Cold Storage

The food sector is evolving as a result of the rise of online buying. Many people bought groceries online throughout the outbreak. With the privilege of having food delivered to your doorstep, this may create a trend that continues. Cold storage facilities are ideal for keeping up with rising demand. Of course, there’s a reason why cold storage is quite a famous market: it isn’t very easy.

Bear in mind that developing and operating this type of property can be costly. Old supermarkets can be repurposed to save money because they already contain the appropriate equipment. When it concerns finding the ideal property, the location is crucial. Urban areas are a good choice because they have a more substantial distribution hub and a larger pool of potential customers. Do your research and search for properties that are currently for sale.

Coworking Environments

Considering the uneasiness of coworking, there’s a purpose that it’s been a hot topic of conversation in recent years. Even while many employers remain remote, experts anticipate this real estate niche will increase. After the third quarter of 2021, rented flexible workspace still is up 2.5 percent over 2019 prices. Coworking facilities are shared workstations that are popular among remote workers and entrepreneurs. They offer a completely different experience over a home office or a low-cost solution for businesses looking to grow their revenue.

These locations also foster a feeling of community by providing renters with luxurious amenities like caffeinated drinks and snacks. A common office space can offer a young company a professional appearance. It provides a space for client meetings as well as greater flexibility than renting an office building. It’s also a more cost-effective choice than hiring a complete office crew and leasing commercial real estate.

Conclusion

Investing in real estate is challenging for the fainthearted. While it may appear to be an appealing idea due to its excellent return on investment, it is crucial to recognize that it is not without its drawbacks. Suppose you believe you are fully prepared to invest in commercial property. In that case, we advise you to analyze the best sites and business types that better suit the community in that region. You can make the courageous decision now and reap the benefits, even if you are inexperienced in the idea of real estate investing or a seasoned pro in the sector.

Next month, work on Islamabad's first district judicial facility will begin

Next month, work on Islamabad’s first district judicial facility will begin

In September, city officials plan to begin work on Islamabad’s first district judicial facility, which will house over 90 courts. District courts are currently housed in modest rented premises in F-8, where litigants, lawyers, and judicial employees frequently encounter difficulties.

In G-11, the Capital Development Authority (CDA) is currently constructing new proper courts. “The only city in Pakistan without competent district courts is Islamabad. As a result, we will begin building a state-of-the-art judicial structure devoted solely to local courts,” stated CDA Chairman Amer Ali Ahmed.

He stated that the federal government, judiciary, and CDA are all on the same page on this issue. “We’ve pinpointed it now. The contract will be awarded soon after tenders are called. Formal work should begin in September, according to the chairman.

When queried about an earlier proposal to set up temporary pre-fabricated structures for the courts, the CDA chief stated that the revised plan was security concerns. However, they had now decided to construct proper court facilities.

According to sources, CDA has completed the PC-I, which cost Rs1,382 million. According to the PC-I, the project will take one year to complete. The design for the judicial complex, which will consist of three buildings, has already been finished.

Meanwhile, an important meeting was conducted at CDA Headquarters, headed by the CDA chairman, with sessions judge (East Islamabad), sessions judge (West Islamabad), member engineering CDA, deputy commissioner Islamabad, and other top officials in attendance, according to a press release.

The meeting attendees were briefed on the complex’s construction, design, and layout plan. The gathering was briefed on the court complex’s construction, design, and layout plan, including canteens with proper washrooms for ladies and gents and a good area for separate parking [Baxshi Khana/temporary site for convicts], and so on, according to the press release. “Furthermore, the meeting determined that a tender for the construction of the Judicial Complex would be released. It also stated that he would complete the project in six months.

According to sources, it also discussed that they should complete the project in six months rather than one year due to the urgency. Chief Justice Athar Minallah of the Islamabad High Court (IHC) ordered the federal government to build district courts earlier this year. The chief justice also ordered a committee comprised of the interior, planning, law, and justice secretaries to coordinate the district court complex’s completion.

Following IHC regulations, CDA is assigned to work on Islamabad’s first district judicial facility completing the job as quickly as possible.

Mega-uplift programs have been created to help citizens : CM Punjab

Work on various mega-uplift programs have been created to help citizens. Punjab Chief Minister Sardar Usman Buzdar, updated the Lahore legislators on the progress of development programs by DG LDA Ahmed Aziz Tarar and MD WASA Syed Zahid Aziz. The public representatives praised the recent development efforts and hoped that the citizens would benefit from them. They stated, “It is encouraging that the development plans were established in conjunction with MPs while putting aside the politics of the one-man show.”

Meanwhile, the CM expressed concern that they had launched the development work and mega-uplift program to help citizens without prior deliberation and preparation. As a result, he noted that people are suffering the repercussions of projects initiated without assessing public needs. He regretted that the PTI-led government had devised plans through sustained planning and claimed that the exhibitory projects strain the public kitty.

According to him, construction on the mega-uplift programs have been created to help citizens like Sheranwala flyover, Shahkam Chowk flyover, and Ghulab Devi underpass projects has begun to alleviate traffic congestion by increasing traffic flow. He also stated that 11 underground water tanks would be erected in Lahore to conserve rainwater. According to the CM, the Lawrence Road underground water tank has been completed, while work on the Kashmir Road and Sheranwala Gate underground water tanks projects is ongoing. At Gaddafi Stadium, he noted, will build another underground water. He claimed that underground water tanks planned for Tajpura, Karim Park Ravi Road, the railway station, Cooper Road, Waris Road, Rasool Park, and the vegetable market in Iqbal Town would cost more than Rs.2 billion.

Similarly, would build a mega-uplift sewage line with over Rs.1 billion from Chungi Amar Sidhu to Hadiara Drain. These plans are critical for the city and will finish the development work on schedule, he added. However, the CM decided it is crucial to know that general requirements are prioritized before beginning exhibitory projects for personal projection.

Meanwhile, an older woman and her grandson met with Punjab Chief Minister Sardar Usman Buzdar to inform him. The CM listened carefully and instructed the staff to resolve the issues. The woman who had come to see the CM thanked him and prayed for him. The CM stated that the people of backward areas are close to his heart because he comes from such a region and is familiar with their issues. He said, “Public service satisfies me.”

Renewable energy targets have been scaled back

Renewable energy targets have been scaled back

IGCEP has drawn much criticism; one aspect of the plan that has been neglected is its lower ambition for variable renewable energy (VRE). Renewable energy targets have been scaled back.

The amount of solar and wind in the energy mix has been reduced to 12% in IGCEP 2021-30, down from 30% in the previous edition, which aligned with the government’s objectives and pledge of 30% non-hydro renewable energy by 2030.

It is a significant shift. While the IGCEP believes that Pakistan has promising solar and wind potential, which have also become the cheapest forms of power acquisition, their expectations have been lowered due to the related intermittency difficulties. Therefore, they need additional reserve capacity as backup energy.

This argument of “additional reserve requirements” is not only tainted by misunderstandings and misinformation, but it also contradicts the findings of a recent World Bank study (2020), which claimed that achieving the lowest-cost electricity mix in Pakistan would necessitate a rapid expansion of VRE, based on the exact Plexos modelling.

VRE has risen to become the world’s fastest-growing power source, owing to innovative and cost-effective integration solutions. Pakistan already possesses several pro-VRE attributes that could help it maximize its net gains. Wind power and solar photovoltaic (PV) are appropriate in dynamic power systems with expanding electrical demand, such as Pakistan’s, to meet additional demand while permitting system reform without putting incumbents under financial strain. In solar, the output profile corresponds to the need for electricity, making Pakistan naturally adaptable for integration.

Solar PV energy might be easily integrated and supplant the production of fuel-based thermal plants, resulting in significant variable cost reductions. Furthermore, it visualizes how VRE generation might cover critical elements of the peak load supply during summers and winters, based on a thorough examination of flexibility alternatives carried out in the World Commissioned study VRE Integration and Planning Study (2020).

Water Deliver Department has 170 tube wells in various sectors to supply water to people. CDA has enhanced the water supply system with the city. Five new tube wells have been erected, and nine have been repaired, according to the CDA. Next month, four to five more tube wells are planned to be added to the system in various sectors.

“Water is provided to citizens as part of a comprehensive plan and strategy. In addition, the CDA management has directed that the personnel involved do their tasks properly and improves the water supply system. In result the citizens do not encounter water shortages,” the CDA stated in a statement.

Furthermore, the people of I-8, I-9, and adjacent sub-sectors rely on tube wells for their water supply, which are staffed around the clock in these sectors. According to the statement, the need for tankers in Islamabad has decreased dramatically due to the tube wells operation.

CDA receives more than 400 complaints each day, but the system is now improving, and the number of complaints per day has dropped to 150. The number of tankers and personnel has also been decreased from 25 to 10. In some sectors, the Water Supply Department’s staff restored old, deteriorating, and damaged supply lines.

Similarly, new water supply tubes are being constructed and enhanced underground. Furthermore, the CDA administration has asked individuals to avoid wasteful water use and deep drilling. The CDA administration also surveys all private, government, and commercial buildings in connection with water supply concerns. As a result, water pressure and links can be re-checked everywhere to determine the source of the problem. It is how the strategy for improving Islamabad’s water supply system will be implemented.

Despite the passage of one month after the project’s groundbreaking, the Capital Development Authority (CDA) has been unable to start work on the 7th Avenue Interchange.

Last month, Prime Minister Imran Khan broke ground at the Pak-China Centre on the 7th Avenue Interchange and two other projects. After submitting the lowest bid against Frontier Works, Organization, the NLC was awarded the contract (FWO). The project was anticipated to cost Rs1.5 billion by the CDA.

After the requisite processes are fulfilled, letters of acceptance and commencement will be issued to the contractor, National Logistics Cell (NLC), according to a CDA official.

According to the proposal, the interchange would be built at Aabpara at the intersection of 7th Avenue, Srinagar Highway, Khayaban-i-Soharwardi, and Garden Avenue after the post-bid formalities are completed, a CDA official adds. This intersection will feature a cloverleaf with four left and suitable loops and an underpass connecting the two sections of Khayaban-i-Soharwardi.

Post-bid requirements are being completed, according to CDA officials, and the NLC will likely get the letter of continuation this week. Meanwhile, the winning bidder is completing preliminary tasks such as surveying transferring its machinery.

Meanwhile, the CDA is working with the Islamabad police to finalize a traffic diversion plan. Officials stated that once the project is started, it will take 18 months to finish. The interchange was first proposed in 2008 but made no progress until last year when the CDA decided to implement it.

“We are aware of the issue that vehicles are experiencing since this is one of the busiest intersections in the city. As a result, we received approval for the PC-I and granted the contract to NLC. Work on the site will begin in a few weeks, according to a CDA officer. He claims that once done, the initiative will be a massive help to commuters.

The foundation stone for the I.J. was placed by the Prime Minister, Principal Road, and the Sihala flyover. The contractor had mobilized its machinery and begun a joint survey for the Sihala flyover, according to a CDA official. I.J. was expanded and overhauled for this project. In addition, the contractor was building up camp offices on Principal Road, and areas have been identified where he will begin test piling work soon.

According to the official, the post-bid process, which includes surveys, formal bid acceptance, and the issuance of a letter of acceptance, takes one to two months after the bidding process is completed.   They have been unable to begin work on the 7th Avenue Interchange for about a month.
